  •  Missing or loose shingles. Even if your roof hasn�t began to leak yet, missing or loose shingles are a sign that it won�t be long before it does. Missing roofing material means there is a gap in your roof, translating to a gap in your home�s defenses. 
  • Damaged flashing or gutters. Flashing is responsible for sealing joints between roofing material or between roofing material and another part of the roof. if it has any damage then, it means that it�s ability to seal a joint has been compromised, providing water with a means of entry into your roof.  A damaged gutter, on the other hand, is problematic because it is not draining water properly away, meaning moisture can get to other places and eventually cause roofing damage.
